REAL ESTATE SNAPSHOT | Q2 2016
Marin County's housing market continued to be challenged by low inventory of homes for sale in the second quarter. New listings declined from year-ago levels, which already were well below normal. Solid buyer demand for the limited number of homes on the market kept prices climbing near or above double digits from a year ago. And homes sold even faster than they did last year at this time.

The number of new listings countywide fell 23.3 percent in the April-June period compared to the second quarter of 2015 with single-family inventory down 23.2 percent and condos/townhomes inventory off four percent. Inventory remains well below normal levels for this time of year.

Continued strong demand from buyers drove up prices once again last quarter. The median sale price of all properties in Marin County climbed more than 10.2 percent in the second quarter from a year ago, surpassing the million-dollar market at $1,072,500. The average sale price rose nearly 10 percent from last year.

The low inventory had an impact on sales with the number of homes selling countywide easing more than 10 percent year-over-year in the second quarter. But the homes that did sell did so very rapidly. The continuing shortage of listings, coupled with solid demand, resulted in homes selling in just 38 days on the market on average for single-family homes and 44 days for multi-family units.
